Most leaks come from a specific failure: a few lifted or missing shingles, a cracked rubber boot around a vent pipe, or flashing that has pulled away from a chimney or wall. If the rest of the roof is sound, repairing that one spot is the right answer.
A repair makes sense when the problem is limited to one area, the shingles around it still lie flat and hold their granules, and the decking underneath is solid. Matching shingles are usually available, so the repair blends in.
Replacement starts to make sense when problems show up all over the roof at once: widespread curling or cracking, bald shingles that have lost their granules, soft or sagging decking, or repeated leaks in different places. At that point, repairs only buy time.
The only way to know is an inspection on the roof itself. L&J Roofing focuses on repairs, and we'll tell you plainly whether a repair will do the job. Every inspection comes with a free written estimate.
